Metric Coffee - 3110 N Kedzie Ave

Dear Neighbor: 

A virtual community meeting was held on Tuesday November 9, 2021 regarding a zoning change request from Metric Coffee, for the property located at 3110-12 N. Kedzie Ave.   In line with our 35th Ward Community-Driven Zoning and Development (CDZD) process, the applicant, Metric Coffee, presented information on their proposal; an adaptive reuse of the Olde Chicago Antiques building for a coffee roastery and café with retail food sales and indoor/outdoor dining (rendering below).  The property is currently zoned B3-1, the proposed zoning is C1-1 for a wholesale license.  Metric is also seeking a packaged goods license to sell craft beer which will require the Kedzie moratorium be lifted (from Belmont to Wellington).  After the presentation residents were able to ask questions and provided comments. 

Following the meeting, the 35th Ward Office held open a period of two weeks to accept additional community feedback. Upon review, the majority of feedback was overwhelming in support of the proposal. Alderman Ramirez-Rosa issued a letter of support to the Committee on Zoning and the ordinance passed the full City Council on February 23, 2022. All proposal documents are linked below.
